Q. How do I start receiving Referral Fees?
A. Simply fill out the form below with your info and our staff will send you a Referral Agreement for esign which will include our guarantee that your client will remain your client forever ensuring you never miss out on a future sale or listing.
Q. What kind of properties do you pay a referral fee?
A. We pay licensed REALTORS® referral fees for all single family homes, townhomes, condos, duplex, triplex and fourplex units. In addition, we pay referral fees for Community Associations and commercial multiplex proprieties with 5 or more units.
Q. How do I qualify for yearly bonuses?
A. In order to qualify for yearly bonuses, you must refer a minimum of 5 owners who execute a management contract with Cozi Property Management and continue using our services for a minimum of 6 months. All referrals must have occurred within the same calendar year. Tenant Placement only referrals do not count towards the total number of referrals required for yearly bonuses.
Q. When do I get paid?
A. Referral fees are paid within 30 days after the tenant moves in.
Q. Do you pay me or my broker the referral fee?
A. To stay in compliance with state statues, all referral fees are paid directly to your broker who will then pay you.
Q. When do I receive my yearly bonus?
A. Yearly bonuses are paid in January.
Q. How do I know that you’ll honor your guarantee and not take my sales or listings?
A. We understand your concerns and want to assure you that our company operates with the highest level of integrity. We truly value our business relationships with REALTORS® and live by the Golden Rule, “Do unto others as you would have them do unto you”. We honor our guarantee by using a clear and transparent referral contract which states that anytime an owner indicates that they want to buy or sell a property, the owner will be redirected back to you at no cost. This ensures that you’ll never miss out on a future sale or listing even if you’ve lost touch with the client.
Q. Where can I see a copy of your Referral Agreement?
A. You can review our Referral Agreement here. After receiving your form submission, our staff will promptly send you the Referral Agreement for esign. After which, we’ll request your client’s contact phone and email address.
Q. What does Tenant Placement Only mean?
A. If you refer us an owner who only needs Tenant Placement, we will list the property for rent and place a highly qualified tenant in the property. You will receive a 30% referral fee within 30 days after the tenant moves in. We meticulously vet all prospective tenants by evaluating their credit, income, background, rental history and more to give our clients peace of mind knowing that they have an A+ tenant living in their property.
Q. How much do I get paid from a Community Association referral?
A. Referral fees for community associations vary because each community is different. We pay 50% of the first month’s management fee which is typically more then what you would receive from a residential property referral. For example, if the monthly management fee is $1,500, you would receive a referral fee of $750. If the monthly management fee is $2,000, you would receive a referral fee of $1,000. Please note that $1,000 is the maximum paid for a community association referral.
Q. Do you pay referrals for larger Commercial Multiplex properties?
A. Absolutely! Call or email us directly with the size of the property and how many units it has. We pay larger referral fees for these types of properties and each unit is counted towards your yearly bonus. For example, if you refer an owner with an 8 unit multiplex, all 8 units will count towards your yearly bonus.
Q. When is it a good time to refer an owner to your company?
A. Rental Analysis: When your client needs an evaluation of their rental property’s performance, Cozi Property Management is here to help. Whether it’s a homeowner deciding between renting and selling their home, or a current rental property owner seeking a performance analysis, we provide thorough evaluations. Cozi also assess the performance of properties managed by other companies to ensure your clients receive unparalleled service, the highest return on their investments, and the best rates in our industry.
Solutions for Properties Under Market Value: If a CMA and listing appointment reveal that the seller is underwater on their property and needs to wait for the value to increase, don’t deliver bad news without a solution. Refer them to us to rent the property for a year or two while the value appreciates. When they’re ready to sell, we’ll refer them back to you. This way, you provide them with an option that allows them to move forward with their plans, move out of the home, and cover their mortgage with rental income.
Unable to Sell, But Your Client Still Needs to Move: If you have a listing that is expiring and the seller doesn’t want to renew, provide them with a solution that allows them to move as planned. Refer them to us to rent and manage their home. When they’re ready to try again, we’ll refer them back to you so you can handle the sale.
Working with Investors: When you’re working with a buyer purchasing one or more properties strictly for an investment portfolio, they often want the rewards of rental income without the hassles of managing tenant relationships. Recommend a reputable property management company that can alleviate this burden. If they decide to purchase additional properties or sell the ones they have, we’ll refer them back to you.
